PLEASE NOTE: It is compulsory to sign a rental contract which involves administrative fees starting from €97, with the amount varying according to the rent. Cozy 55 sqm apartment, ideal for 2 people, located on the ground floor of a traditional building (1 step to access). The accommodation, on two levels, features a large patio with flowerbeds and a barbecue, a spot of calm and peace in contact with nature, but at the same time located in a strategic area, halfway between the center and the hospital and close to the main work areas. The accommodation consists of a living room with a kitchenette, a bedroom, a bathroom and a patio. The inside is organized as follows: -> GROUND FLOOR: - LIVING ROOM with KITCHENETTE (gas hob with 4 burners, fridge with freezer, moka, dishwasher, oven, planetary mixer, wine glasses and kitchenware), dining table, desk, 42-inch TV and sofa; - PATIO with umbrella, table and chairs, barbecue and closet with washing machine; -> UPPER FLOOR: - BEDROOM with double bed, wardrobe and chest of drawers; - BATHROOM with shower (raised), sink, bidet and toilet; - The stairs to the bedroom are steep. FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, air conditioning (split in the bedroom and on the ground floor), independent heating, washing machine, insect screens, soundproof windows, iron and ironing board, drying rack and hairdryer. PLEASE NOTE: - The outdoor patio/garden is shared with the next apartment; therefore please be respectful of your neighbors; - A very docile cat lives in the outdoor spaces; it is possible to feed him (food in the external closet). Please pay attention to closing doors and windows if you do not want the cat to enter the house. The apartment is for exclusive use of our Guests! To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax due to the Municipality of Pisa (€2.50 per person per night of stay). We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy. You can find all the information on the official website alloggiatiweb.poliziadistato Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383). Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings. Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard. Pisa Climatic Zone D: 11 hours a day from November 8th to April 7th. Self check-in will take place in this accomodation. It is MANDATORY to complete the registration in order to receive instructions to collect the keys and access the apartment. The keys can be collected for free via keybox on site. In case of problem, telephone assistance will be guaranteed until 00:00. Alternatively, from 15:00 to 21:00, it is possible to collect the keys free of charge at our office in Via Sant'Agostino 4 (Pisa). If instead you wish to collect the keys from a member of our staff, in the apartment, it is possible, upon request with payment of a supplement equal to: - From 15:00 to 21:00: 15.00 euro; - From 21:00 to 23:00: 25.00 euro; - From 23:00 to 24:00: 30.00 euro; - From 24:00 to 1:30: 40.00 euro. The apartment is located in a quiet area, but at the same time full of services and well served by public transport. The "Lungarno" is about ten minutes on foot from the accommodation, while the city center can be reached by walking (about 20 minutes) or by public transport (bus stops 5 minutes walk from the property, in via Matteucci). Pisa Central Station, hub of all the main public transport lines to reach the most important points of interest in the city, is about 25 minutes on foot or 15 minutes by public transport. The apartment is also within easy reach of the two best pastry shops in Pisa: Pasticceria Buselli in Via Cisanello 145 and Pasticceria Le Petite in Via Carlo Matteucci 20. - Piazza Vittorio Emanuele and Corso Italia: 23 minutes on foot / 10 minutes by public transport; - Piazza dei Cavalieri: 23 minutes on foot / 18 minutes by public transport; - Piazza dei Miracoli (Cathedral, Baptistery, Tower, Monumental Cemetery): 30 minutes on foot / 25 minutes by public transport; - Pisa Cisanello Hospital: 28 minutes on foot / 12 minutes by public transport. - La Petite pastry shop: 5 minutes on foot (400m); - Buselli pastry shop: 5 minutes on foot (400m); - Coop (supermarket): 6 minutes on foot (450m); - I Paccheri restaurant: 7 minutes on foot (600m). - From Pisa Galileo Galilei International Airport, it is possible to reach Pisa Central Station thanks to the Pisa Mover service (5 minutes, 5 euros each way). Alternatively, it is possible to reach the accommodation on foot in about 25 minutes. - If you are traveling by car, it is possible to find free and paid parking (blue lines) around the property (NOT bookable and NOT guaranteed).
